The Background

Mill Creek Residential develops, acquires, and operates high-quality apartment communities
in desirable locations coast-to-coast. Modera Lofts is Mill Creek’s newest and most unique New Jersey property.

The Challenge

Located in historic Jersey City, the 110-year-old building represents where landmark status meets the latest trends. 12-foot ceilings, original wood beams, lofted ceilings, exposed masonry, and the best amenities connect original Jersey City architecture with twenty-first-century perks. After reviewing other design/planning work completed by DSS, Mill Creek representatives recognized the value of outsourcing this activity. This building covers an entire city block and is on the historic register in Jersey City. As such, DSS was tasked with addressing several challenges unique to this property, namely:

  • Design a complete interior and exterior sign package that married the chic industrial aesthetic of the newly transformed space with the historical gravitas of the location through clever use of materials and design elements that pulled from the structure itself.
  • Meet formally and informally with the Jersey City Historic Preservation Society to ensure the sign package’s design and fabrication met their requirements to preserve the building’s historical significance and the façade in particular.
  • Meet with and serve as an expert before the Jersey City Zoning board on behalf of the client to facilitate variances to accommodate the exterior signage package.
  • In addition, this was DSS’s first project with this developer.

The Solution

DSS was trusted to design and plan a signage package that would integrate seamlessly with the envisioned industrial-chic aesthetic. Mill Creek was not disappointed. DSS worked with Mill Creek’s design team and met multiple times with the Jersey City Historical Society to ensure that designs met the team’s functional and aesthetic needs and upheld its iconic status. Interior signage incorporated multiple unique laminated materials, and the exterior signage incorporated historic architectural features. This project’s success has led to a long-standing relationship ever since.
